LIFE ESTATE CONTRACTS

A Life Estate Contract allows a donor to transfer property (such as a residence or farm) to Belen while retaining the right to live on or use it during their lifetime. This irrevocable gift offers immediate recognition and tax benefits.

REAL ESTATE GIFTS

Donors may give residential, vacation, commercial, or farmland property to Belen, receiving a charitable tax deduction and avoiding capital gains tax on appreciated value. Real estate gifts provide a lasting impact for the school while offering significant tax advantages.
